Allandale

Allandale is an area chock full of Brady Bunch Houses, and I mean that in a good way. The homes and lots are, on average, bigger than other central Austin areas, and the style and architecture is an easy era to recognize: 60's and 70's. The trees in the area are fabulous. Allandale continues to be popular for long term residents (there are MANY) as well for as younger families that just need a little more space to spread out but don't want to leave the convenience of the metro area. Allandale is bounded by Anderson Lane on the north, by Shoal Creek at 45th Street to the south, with Burnet Road as its eastern boundary and MoPac as the western boundary. $175+ /s.f.

Barton Hills

Brentwood is a neighbor to Crestview. Major streets include Koenig Lane, Lamar Blvd., Burnet Road, and Highway 183 to the north. Bryker Woods

Part of the Old West Austin family- Brykerwoods has traditionally enjoyed its proximity to the University of Texas, the Capitol Complex, and downtown. It's highly accessible central location makes it a convenient commute to anywhere, but a downside of that is the unforgettable boundary to the West: Mo-Pac Expressway- which accounts for a large amount of traffic through the neighborhood. Campus Area (UT)

As with most university neighborhoods, the area around UT is an eclectic mix of old and new. Prices can vary significantly based on age and type of structure as well as overall convenience to the best that university life has to offer. For some, that means UT's phenomenal museums, libraries and other academic facilities. Others value the constant energy of tens of thousands of students walking the area by day and stumbling the area by night. There are plenty of attractions for either preference. Homes range from slick new condo high-rise developments to historic mansions. Of course, there are plenty of less eye catching options in between. It should be noted that a student at UT is not required to select this area for a successful experience at the university. Clarksville

Parts of this area can easily have you believing that you have stepped back in time. The homes range in size from bungalow to mind-boggling, and each one seems to exude character and soul. Downtown

Mayor Will Wynn has championed a cause and a goal to bring 25,000 new residential units to downtown Austin within the next 10 years. The rapidly increasing population needs a smart plan to reduce traffic and other growing pains that threaten to debilitate our great city. A large portion of that plan includes encouraging citizens to live where they work and play. Downtown Austin is a great place to live for those seeking a taste of the big city life but on a scale that still reminds us what we appreciate most about this community... it's NOT a "big city." East Side

You can hear the buzz from anywhere... East Austin, AKA "East Side" or "East End" is the place to be for so many people seeking the diversity of homes, residents and businesses is as expected of a typical urban environment. The neighborhood is bordered to the south by Town Lake and to the west by Interstate 35. The boundaries to the east and north get blurry as more people pour in looking for that great artistic vibe of a neighborhood chock-full of visual artists, musicians and the otherwise nouveau-bohemians. Descriptions of the area from the recent past would surely have included words like "gentrification" and "urban". Those buzz words are quickly being replaced with words like "expensive" and "I should have" or "I remember when". (Look to Upper and Lower East Side as consolations.) Because of East Austin's proximity to the Central Business District and Downtown, it is no wonder that this has become a very popular place for young professionals as well as the aforementioned artist. French Place

French Place is where the East Side and the Upper East Side converge. Largely regarded in the past for its proximity and convenience to the University of Texas, the area has grown beyond that in recent years to attract all types of people who share a preference for living central. The main drag through the area is Manor Road where you can find some of the best restaurants and hang spots in town. To name a few: Eastside Cafe, Vivo, El Chile, El Chilito (off-shoot but worthy of its own mention), Hoover's, Mi Madre's and Clementine Coffee Bar. The houses in the area are typical of central Austin- smallish craftsman-style plus a nice offering of stacked limestone-sided homes in the nearby Wilshire Wood neighborhood. $200+ s.f.

Greenview At Mueller

Literally 15 minutes from downtown, this small community of newly constructed homes is one of the BEST values in central Austin. Imagine all of the positives of the Mueller development but with added privacy and open spaces. Greenview at Mueller offers visually interesting exteriors with thoughtful floor plans and finish outs designed to attract a discerning buyer that wants to maximize their budget. You get a lot for your money here. Each yard backs to either a golf course or creek. Mature trees abound throughout the area. I frequently recommend this community to any home buyer who wants to stay close-in for less than 300K, and the smaller homes at Greenview start well below that. As for area- think East Austin 2 or 3 years ago. You know, during the "I should have" or "I wish I had" period of growth and development. $175+ /s.f.

Hyde Park

Hyde Park, where I make my home, is a historic neighborhood in Central Austin- located just north of The University of Texas and directly east of the beautiful State Hospital grounds. The neighborhood was originally developed by Monroe Martin Shipe in 1891 as a streetcar suburb with a large artificial lake, but it has since become one of the most densely populated areas in the city's urban core. While the lake was filled in long ago, Hyde Park is still known for its beautiful tree-canopied streets and its great diversity of residents, buildings and land uses. It is now home to small, local shops serving everything from buttermilk-dipped fries at Hyde Park Bar and Grill to vegetarian fare at Mother's as well as two independent groceries, Fresh Plus and Avenue B Deli, left over from yesteryear. Surrounding neighborhoods include The Highlands and Hancock Neighborhoods. $250+ /s.f.

Lake Travis

As Austin's first and one of its most elegant master-planned communities, the Lake Travis area offers residents superior access to lake recreation and numerous golf courses. The area should be considered in two parts: lake north and lake south. Prices in lake south will generally be much higher than those on the north side due to lake south's closer proximity to Austin's core. Sub-sections of the lake south area include such renowned places as Steiner Ranch, Lakeway and Spicewood- the latter being where Willie Nelson makes his home. Other areas of lake south include Cardinal Hills, Hudson Bend and Apache Shores. Development in this area is prolific at this time, and there is abundant housing availability for practically any budget. The area is vast and can hardly be classified as one unit. Old West Austin

The Old West Austin Historic District is a residential area west of downtown Austin, Texas noted for its collection of historically-significant residential homes. The oldest and best-known, Woodlawn, was built in 1853, and the family of resident Elisha Pease subdivided much of its surrounding land to create the neighborhood of Old Enfield. Westlake (Eanes)

The name is derived from the way the area hugs the western shore of Lake Austin- the area of the Colorado River 'above' Lady Bird Lake (Town Lake) and 'below' Lake Travis. Westlake is commonly accepted to include the cities of West Lake Hills and Rollingwood, located just outside of the Austin, Texas city limits, and most areas within the boundaries of the highly sought and regarded Eanes Independent School District. Due to this inclusive reference to Westlake as a whole, the area can actually be quite diverse in terms of the age of homes, style of architecture, size, etc. Prices can vary widely based on this diversity, but the area is most popular for its luxury and waterfront properties which tend to be at the top end of the range for Austin. Neighborhoods of this variety include Westview on Lake Austin, Davenport Ranch, Green Park, Rivercrest, Seven Oaks and Rob Roy. However, home buyers seeking Eanes ISD on a smaller budget also have options in neighborhoods such as Austin Lake Estates, Barton Creek West, Lost Creek, Senna Hills and Woodhaven.

Zilker

Zilker is a neighborhood in south central Austin. It extends south of Town Lake, and borders its namesake and Austin's best green space: Zilker Park.
